Virginia Gateway Retail Property Manager

General Description

The Virginia Gateway Property Manager reports directly to the Senior Property Manager and the Vice President of Retail Asset Management.  The PM is responsible for the day to day operation and management of a 1.4 million sf retail project in Gainesville VA.  PM will be responsible for the properties, activities and associations to include implementation of annual strategic plan, supervision of contractors and personnel as they pertain to the projects, marketing and events held as a benefit to the projects.  In addition, the PM will be responsible for production and completion of monthly financial documents, invoice processing, annual budgets and providing world class property management services to all visitors, tenants and ownership.


  • Bachelors of Science or equivalent work experience
  • 5+ years commercial property management experience
  • Must be detail oriented, organized and computer literate
  • Must be able to multitask and prioritize
  • Self-motivating, creative and possess strong leadership skills
  • Thorough financial understanding and reporting skills
  • 3rd Party Management experience preferred

Following is a list of some specific duties; this list is not intended to be all inclusive:

  • Oversight of all property personnel; to include, security, engineering, housekeeping and others.
  • Ensure all onsite contractors are: adhering to contractual obligations, implementing training/education of their employees onsite as required/requested and informing PM of trending procedures/events in their respective fields.
  • Manage multiple Associations including meetings, inspections and communication to Members.
  • Perform site inspections.  Responsible for maintaining the physical and aesthetic appearance of the properties and associations.  Note deficiencies, find and implement solutions.
  • Inspect and maintain all SWM facilities and wetland areas per Virginia State Requirements.
  • Inspect the performance of all contracted services; to include communication with hired contractors, review of procedures and ensure work is being preformed up to standards.
  • Bidding of contracted services to ensure standards, pricing and best practices within industry are always attained.
  • Develop and maintain relationship with Owners, tenants and clients.  Resolve matters when applicable and inform Senior Property Management when items or issues warrant further involvement.
  • Host regular staffing meetings to ensure all personnel are communicating and functioning as needed.
  • Plan, prepare and implement operating budgets for properties and associations.
  • Identify and plan for long term financial goals and objectives.
  • Assist with collections and review of delinquencies and sales reporting.
  • Assist in the coordination of tenant build-out, move in and opening.
  • Attend and participate in identified industry, community and governmental boards, organizations and meetings.
  • Establish strong community connections through organizations and outreach programs.
  • Assume other responsibilities and duties as may be required.
